YOUR LEASE ENDS 12:00 NOON .
YOU MUST BE COMPLETELY MOVED OUT AND YOUR APARTMENT FULLY RESTORED TO THE CONDITION OF ORIGINAL OCCUPANCY BY 12:00 NOON .
Please follow these suggestions and instructions and complete the Cleaning Instructions Checklist exactly as it is written.
1. CLEANING AND MOVING TAKE MORE TIME THAN YOU THINK. DON’T WAIT UNTIL THE LAST DAY TO START. YOU WON'T MAKE IT. You NEED to pack days in advance. As soon as possible, pack all you can into boxes or bags. Leave out only the clothing and essentials you need for the last two days. Reserve one full day – August 30 or SOONER - for cleaning. Follow the cleaning checklist exactly and completely. Follow these guidelines:
* Work as a team and share the work. Don't dump all the work on one person.
* Use only liquid cleaners such as “409”. No powder cleansers!
* Don't put oven cleaner anywhere except INSIDE the oven compartment. It destroys everything else.
* Turn your refrigerator off one day before, open the doors, and let all the water fall in the bottom tray or on the floor. The refrigerator needs at least 24 hours to melt all the ice in the freezer. Otherwise, the ice will not melt and you will have to pay us to clean it.
In addition, if you do not wipe out the food and grease from your refrigerator door seals, we will charge you for it.
* WARNING: Do not use any sharp objects to clean ice from your freezer. If you puncture the coils, you pay for a whole new refrigerator.
* $25 per hour, minimum one hour. In your lease agreement, you agreed to the following and to pay $25 per hour for cleaning work you do not complete per the Cleaning Instructions checklist enclosed. We have done some of the work for you during the month of August. This is help is provided offered to you as a free gift, but in no way relieves you of your responsibility to return your apartment to the way you received it on original occupancy of the original group of residents.
Your lease (bldg rules) states: "31. CLEANING APARTMENT AND MOVING OUT”
Upon vacating his/her apartment, lessee agrees to clean the apartment so as to restore the apartment to the original clean condition in which he/she originally occupied it. Lessee agrees to vacate his/her apartment and to complete the cleaning on the Cleaning Instructions Checklist before 12:00 NOON on the last day of the lease period. After the cleaning is completed and resident has completely moved out, Lessee will advise management apartment is ready for inspection. If the apartment is not restored to its originally clean condition, as determined by management, excluding normal wear and tear, but not damages, lessee agrees to employ management's cleaning services at $25 per hour, for however many hours as required, as determined by management, minimum one hour."
2. Terminating Electricity and Telephone
Please schedule the termination of electricity and telephone TO TAKE EFFECT AUGUST 31.
Electricity: Call Xcel Energy at 1-800-895-4999. Telephone: Call Qwest at 1-800-244-111.
Tell them both you want your services terminated as of August 31, which is the ending date of your lease. It does not matter what day you move out: your utilities continue in effect until August 31, the ending day of your lease, and they terminate on August 31. Failure to schedule termination of your electricity for any day other than August 31 will cause a deduction in your deposit, as well as a delay in the return of your deposit.
3. No furniture in the dumpsters. Furniture and mattresses are not garbage. The garbage service hauls only garbage. We have no way of hauling away your furniture and mattresses. You must take it with you. Good condition furniture is accepted free at Goodwill Industries
at Como Avenue and Hwy 280.
3. After you are completely moved out and your apartment is cleaned, please deliver the completed Move Out Cleaning Instructions Checklist and ALL the keys you received to Elmwood Properties administration office at 1420 Rollins Ave. SE, Minneapolis, MN 55414. (place in “mail” slot). If we don't get your completed Cleaning Instructions Checklists back with your new address and phone, we cannot send you your certificate of rent paid, which qualifies most people for a reduction in MN state taxes. Keys not returned cost $ 28.00 per set, parking permits not returned $5 per permit.
4. ALL MOVING THROUGH THE REAR BUILDING DOORS – NOTHING THROUGH THE FRONT DOORS. Move everything thru the back doors. Please do not use the front doom, or you might have to pay for damages..
WINDOWS AND BALCONIES: Do not try to remove your window screens! You WILL break them and have to pay for them. ABSOLUTELY NO MOVING THRU THE WINDOWS OR OVER THE BALCONIES, SUBSTANTIAL MONETARY PENALTY!
5. Security deposits. Deposits will be returned as quickly as possible, mostly in order the apartments are vacated, and after receipt of confirmation that all your utilities are paid through August 31. The majority of residents receive all of their security deposits back with interest. Please keep in mind that those who have deductions are usually the ones who do not follow the Cleaning Instructions Checklist or who do not begin packing early enough.
